Each unit at Omni has its own unique door code for added security. Door codes are changed every year to help keep our residents and community safe.

The application takes less than 10 minutes to complete! Once you submit it, we'll start the screening process, which can take up to 24 hours. When your screening is complete, we'll send over your lease for you to review and sign.

Yes, Omni runs both a credit and a background check for all applicants. We generally look for a credit score of at least 650, no felony convictions, and a positive financial history with no outstanding collections or major financial red flags.

If you don't have a credit history, you can either provide a guarantor/co-signer or double your refundable security deposit instead. If you'd like to build credit while you live here, optional credit reporting is available for $8.95 per month.

Yes! International students are welcome to lease at Omni. You can provide an I-9 for verification, or you can use LEEP as an alternative.

Fall move-in day is typically in late August. The exact date for each lease term is listed on our floor plans page. If you're looking to move in sooner, contact the leasing office to ask about mid-lease availability.

Leases can't be canceled, but you can sell your lease to an approved buyer at any point. If your plans change, even before move-in, this lets you find someone to take over your lease.

We recommend bringing bedding, towels, toiletries, kitchen essentials, cleaning supplies, decorations, and any personal items that will help make your apartment feel like home.

We recommend applying as soon as possible! When you apply early, you have the best chance to lock in pricing and secure your preferred floor plan and room. Pricing and availability can change, so don't wait too long!

Yes! You can request a specific roommate right on your housing application. It helps if you both apply around the same time. If you don't have someone in mind, Omni will match you with a roommate based on your lifestyle preferences.

You're welcome to personalize your space, just avoid permanent changes. That means no painting walls or making excessive holes. Any damage beyond normal wear and tear may result in charges.

We welcome both pets and ESAs at Omni! You can have up to two pets per apartment. Pets require $35 per month in pet rent and a $300 non-refundable pet fee. Breeds on the AKC aggressive breeds list aren't permitted. ESA requirements are different, so contact the leasing office for details.

Guests are welcome at Omni! To make parking easy for your visitors, set up a guest parking pass through ParkUT before they park on the property.

We start sending renewal offers in October, giving you the chance to lock in the best available rate for the upcoming year! If you choose not to renew, we'll send move-out information a few months before your move-out date so you know exactly what to expect.

Packages are delivered either to your mailbox or right to your front door.
