Use this guide to discover everything you need to know before and after renting a student apartment in Provo, UT.

Location

Finding the right apartment often starts with choosing the right location. Where you live shapes your daily routine, determines how much time you spend commuting, and influences your ability to balance academics, work, and fun. The best student apartments in Provo combine convenience with access to campus, transportation, and local attractions so you can make the most of your college years.

Proximity to Campus

Proximity to Campus

When it comes to student living, being close to campus is a huge advantage. Shorter commutes mean less time spent traveling and more time for studying, socializing, and resting. Living near campus also makes it easier to participate in events, clubs, and other student activities.

At The Omni, you’ll enjoy being just a 5-minute drive from BYU Campus. Whether you’re heading to class, the library, or a late-night study session, living this close keeps you connected to everything happening at BYU while still having your own independent space.

Parks, Shopping, & Entertainment

Transportation

Access to reliable transportation is another key factor when searching for a student apartment. Being close to bus routes and main roads makes it simple to get to class, run errands, or explore everything Provo and Orem have to offer.

Because The Omni is located right on State Street, you’ll be within walking distance of several bus stops that connect you directly to BYU and the surrounding area. Whether you need to get across town for work or to meet up with friends, transportation is always within reach.

Parks, Shopping, & Entertainment

Parks, Shopping, & Entertainment

Student life isn’t just about classes—it’s also about finding balance with recreation, shopping, and entertainment. Living close to parks, restaurants, and fun activities makes your experience more enjoyable and helps you recharge outside of school.

From The Omni, you’re just a 3-minute drive from Heber Hatchets for a unique night out with friends and only 7 minutes from Splash Summit Water Park for summer fun or the Peaks Ice Arena during the winter. With shopping, restaurants, and plenty of local hangouts nearby, you’ll always have something to do close to home.

Picking the Right Apartment

Finding the perfect apartment means balancing comfort, convenience, and lifestyle. From room type and furnishings to amenities and pet policies, every choice impacts your daily experience. The Omni makes it easy to select a space that fits your needs while keeping student life simple and stress-free.

Shared or Private Rooms

One of the first things to consider when renting a student apartment is whether you want a private or shared room. Private bedrooms offer more independence, while shared bedrooms can lower your costs and give you a built-in roommate experience.

At The Omni, all residents enjoy private bedrooms, giving you the personal space you need to study, relax, and recharge while still enjoying a social community environment.

Furnished or Unfurnished

Furnished apartments can save you time and money, since you don’t need to worry about moving heavy furniture or buying new items. Unfurnished apartments allow for more personalization, but they also add extra responsibility.

The Omni provides fully furnished apartments, including couches, a coffee table, flat screen TV, twin beds, dressers, desks, and chairs. Moving in is hassle-free—you can settle in right away.

Apartment Amenities

In-unit amenities make all the difference when it comes to daily comfort and convenience. Features like internet, laundry, and modern appliances can transform your living experience.

At The Omni, you’ll have access to high-speed internet, air conditioning, washer & dryer, private balcony, dishwasher, disposal, microwave, and refrigerator—everything you need for a stress-free lifestyle.

Pet Policy

If you’re planning to bring a pet, make sure you understand the apartment’s pet policy before signing a lease. Pet rules can vary widely, and knowing them upfront helps avoid surprises.

At The Omni, we welcome furry friends! A $300 non-refundable pet fee is required per apartment, along with monthly pet rent. Residents may have up to two pets per apartment (not per bedspace), but some breed restrictions apply—please contact our office for details.

Parking

Parking availability is an important factor for students who drive. Always check whether a property provides parking passes, guest parking, and enough spots for residents.

The Omni offers plenty of parking on our surface lot, making it easy to come and go without stress.
